I recenlty came across a great community in Goldsboro, NC, right outside of Raleigh. As you know there is an abundance of high tech companies out there along with colleges, medical facilities, Military and Air Force bases.

Windsor Creek is a 100 duplex community. Located in an exceptional area of Goldsboro near Wayne Memorial Hospital and Wayne Community College. There are numerous professional businesses in the area associated with the hospital.
 


 

Pricing is from $176K – $186.9K with income ranging from $1485 – $1600/month. Assuming very reasonable financing these are cash flow positive from the start. Rentals have exceeded expectations with a current wait list for finished units by qualified applicants. With 25% down this is ~6% cash on cash return with nearly 4X that or ~25% overall on an annual basis if there is 3.5% long term appreciation. These are very reasonable assumptions even today.
